Thermal improvements and extensions to property with addition of sustainable self-build semi-detached dwelling. External works to provide gardens, garages, off street parking and new crossover

Informed discussions and design options drove the design concept of providing a low energy, highly specified dwelling with essential environmental improvements works to the original property.

Extend both wet areas and ‘box’ bedroom and externally insulate and render entire 1930’s 4-bedroomed property. New windows and doors throughout. Site development has LA support with Planning Officer dictation of a symmetrical semi-detached addition of similar footprint with continuous ridge and eaves levels. Internal layouts and circulation routes are also similar with constructed elements and systems exceeding statutority thermal requirements.

A Full Plans Application was submitted with Planning Consent been granted June 2022. An application to release the Bird, Bat and Hedgehog Planning Condition has been submitted. Information has been received regarding Community Infrastructure Levy as this house is a self-build dwelling. This new build will have to conform with the new Building Regulation Approved Documents 2022.
