Single storey rear extension. Garden remodel.

The clients brief required the solution to comply with Outline Planning Consent volume constraints. The initial site visit confirmed public sewer and Party Wall Act requirements.

By infilling the sliding doors a separate sitting room is formed. A utility room is proposed within the kitchen. Removing the rear wall and part internal partition enlarged the potential of this open plan space to provide a kitchen with larder, dining area and family snug. The addition to this 3-bedroomed 1930’s semi-detached home has well-insulated brickwork walls and lean-to ‘green’ living roof that improves the site’s biodiversity while providing a sustainable surface run-off solution. Large rooflights, windows with fold away doors maximise natural daylight deep into the plan. A flush threshold safely
links inside and outside spaces.


Applications were submitted to achieve Building Control and Southern Water Approvals. A Party Wall Agreement was put in place and a CDM Checklist was issued to the builder.
