A sustainability driven brief with the protection of amenity informed the sympathetic proposal to this 1890s 4-bedroomed stone house between Billingshurst and Pulborough. A Party Wall Agreement would be required.

Analysing site and boundary conditions clarified the design parameters while neighbour amenity protection set the addition away from the brickwork party wall. The internal height is determined by a horizontal stone band. Full height glazing link the built forms. Maintaining external approaches set the rear wall position. The garden elevation protrudes into the driveway. Windows and sliding doors with level thresholds maximise visual links to outside. The extension enhances the dwelling while improving the views from the pool and gardens beyond. Modern construction, that exceed statutority standards, with an ASHP installation fulfil the brief’s environmental requirements.
Timber clad walls compliment the dressed stone house while a high-performance single membrane roof with flat roof-light spans the open plan kitchen, dining and sitting area space. A ‘green’ living roof adds to the site’s biodiversity and provides a sustainable surface water solution. Altering external levels require steps up to the enlarged entertaining area. The kitchen now functions as a utility with a laundry and larder. Internal circulation levels and routes are maintained.
External material choices determined a Householders Planning Application submission. Approval was secured while a detailed costing package issued to local builders. Building Regulation consent was secured. A Party Wall Agreement is in place and a CDM Checklist was issued.
