A changing family lifestyle informed the first site meeting. A sustainable design that reacts sympathetic to this handsome 4-bedroomed 1920s detached property is essential to project success.
The removal of an Internal wall alters the spatial relationship to provide a truly functional free flowing social space. The relocated kitchen maximises work surfaces while the renovated utility room provides additional storage. The original kitchen now forms a large dining/sitting area.

Demolition of the porch makes way for a two storey addition that is set back from the principal elevation. Safe access through the west facing front garden Is maintained. Architecturally the junction between the existing and proposed is expressed by a glazed entrance door with a large full height window over. An entrance lobby and cloakroom with w.c. are situated to the ground floor with a much-needed family bathroom/en-suite above. Access Is via the landing and master bedroom.

An existing extension sets the footprint of the first floor side addition. This allows for a generous dressing room within a modest extended external form. Access Is via the existing doorway off the master bedroom.
Highly insulated walls, that exceed statutority thermal standards, match the main house with ground floor render and clay tile hanging above. To respect the scale and volume of the existing roofscape, extended eaves are continuous with the main roof.

On completion of the sketch design stage, a costing package was issued to a known and trusted builder. Project costs were set prior to submission of any applications. To minimise submission timescales both the Planning and Building Regulation applications were submitted together. A Householders Application achieved Planning Consent under delegated powers. Construction works commenced following Building Regulation approval with a CDM Checklist issued to the builder.
