How does it work?

To get in touch, provide your details with full site address in the contact form. We can
arrange a phone or FaceTime conversation to exchange information and discuss
your preliminary design brief.
After reviewing your project address, via Google Maps and your Local Authority
website, we can explore your options. This typically leads to a site visit.

Site Survey

  • Site Visit: Taking dimensions and photographs, including drainage, boundary fences, and tree positions

   OR

  • AutoCAD Adaptation of provided digital drawings with addition of check site dimensions, levels and photographs.

These Site Survey Drawings (plans, sections, elevations) are essential to Planning applications, budget cost estimates and Building Regulation applications.

Sketch Design Scheme

  • Design Brief clarification of client requirements.

  • Drawings of developing design layouts, including external materials options.

  • Meetings and Communications to discuss design proposals with refinements until a design solution is achieved.

  • Clarifications of Planning, Combined Sewer and Building Regulation applications, including SAP calculation, requirements.

With the design layout agreed and prior to any statutority application submissions, project budget costings should be explored.

Project Costings

  • Contact builders to confirm project interest, timescales and costing fees with initial site visit.

  • Creation and issue of Budget Costings Package (drawings, preliminary specification, layouts, schedules and elemental thermal calculations) to client, builders and an Engineer if appointed.

  • Liaisons to address all parties’ queries through this costing process.

  • Site Meetings to ensure design clarity and integrity with client and builder.
    This process can continue throughout the project to manage cost expenditure.

  • Further Sketch Scheme Design work if builder’s estimate costings exceed client’s project budget.

Planning Application

  • Detailed Drawings: Produce detailed planning drawings and complete the existing survey drawing.*

  • Documentation: Prepare supporting documents, complete forms/CIL, and submit the application online.**

  • Communication: Liaise with the Local Planning Department to secure validation, address queries, and amend submissions to obtain consent.

  • Client Contact: Keep you informed and advise on application support.

*Includes purchase and adaptation of digital ordnance survey map and production of required survey/existing drawings for Planning, Building Regulation, and Public Sewer applications.

**Supports application types: outline, full plans, householders, conservation areaconsent, National Park, etc.

Planning Application Conditions

  • Preparation: Provide additional information and materials to address attached conditions.

  • Submission: Submit the application to release conditions.

  • Discussions: Collaborate with you to ensure a positive outcome.

Building Regulation Application

  • Detailed Drawings: Create detailed drawings with construction specifications and schedules to meet current Building Regulations.

  • Engineer Collaboration: Provide AutoCAD drawings to the Engineer and maintain communication for structural design and calculations.

  • Energy Consultant: If needed, appoint and coordinate with an Energy Consultant (SAP assessor) for necessary approvals.

  • Application Submission: Submit the application to Building Control.

  • Follow-Up: Provide additional information and clarify queries with Local Authority or private building control to secure consent

  • Client and Builder Liaison: Discuss implications on project costs and other details.

Public Sewer Application
(if required)

  • Communication: Coordinate with LA Building Control (surface water management) and the Water Company (Public Sewer) to confirm project requirements.

  • Preparation: Prepare supporting information for the Building Regulation application or submit a 'Build over/near Public Sewer' application if needed.

  • Queries: Address any queries and confirm exact site/application requirements.

Note: As of late 2011, many previously private drains are now considered public sewers. Building close to or over these may not be possible. If consent is secured, construction within 500mm of the existing sewer is prohibited.
Please provide any information on drain positions to design.HINDOVER upon appointment. Contact your Water Authority for record drawings (a fee applies). A CCTV drain survey may be necessary. design.HINDOVER will provide an explanatory guide.

Construction & Design Management (CDM) 2015

Compliance with CDM 2015 requires appointing a Principal Designer and Principal Contractor, as mandated by law. For guidance on client responsibilities, visit the HSE website. I can act as Principal Designer bypreparing a Pre-construction checklist. Ensure the appointed building contractor is capable of fulfilling the role of Principal Contractor. I'll provide an explanatory guide for your reference.

Consultant Appointments

  • Structural Engineer: A Structural Engineer advises on sizing, positioning, and designing new and existing structural elements. I can recommend a local company and collaborate with your consultant. This appointment is typically made after final scheme approval but early involvement aids in cost estimation.

  • Party Wall Surveyor : A Party Wall Surveyor negotiates permissions with adjoining owners as per the Party Wall etc. Act 1996. You must discuss your extension plans with neighbours at least two months before starting work and obtain written agreement. I'll provide an explanatory guide for your reference.
