How the process works
Site Survey

Site Visit: Taking dimensions and photographs, including drainage, boundary fences, and tree positions
OR

AutoCAD Adaptation of provided digital drawings with addition of check site dimensions, levels and photographs.

These Site Survey Drawings (plans, sections, elevations) are essential to Planning applications, budget cost estimates and Building Regulation applications.
Sketch Design Scheme

Design Brief clarification of client requirements.

Drawings of developing design layouts, including external materials options.

Meetings and Communications to discuss design proposals with refinements until a design solution is achieved.

Clarifications of Planning, Combined Sewer and Building Regulation applications, including SAP calculation, requirements.

With the design layout agreed and prior to any statutority application submissions, project budget costings should be explored.
Project Costings

Contact builders to confirm project interest, timescales and costing fees with initial site visit.

Creation and issue of Budget Costings Package (drawings, preliminary specification, layouts, schedules and elemental thermal calculations) to client, builders and an Engineer if appointed.

Liaisons to address all parties’ queries through this costing process.

Site Meetings to ensure design clarity and integrity with client and builder.
This process can continue throughout the project to manage cost expenditure. -
Further Sketch Scheme Design work if builder’s estimate costings exceed client’s project budget.
Planning Application

Creation of Drawings and Specifications to comply with Approved Documents.

Collaboration with Structural Engineer to secure design/calculations.

Facilitate Energy Consultant appointment with coordination to assist approvals.

Submission of Online Application with clarification of fees.

Clarify Queries with additional information to assist consent.

Liaise with Client and Builder regarding application implications on project costs and other details.
Planning Application Conditions

Preparation: Provide additional information and materials to address attached Planning Consent conditions.

Submission: Submit the application to release conditions.

Discussions with all parties to ensure a positive outcome.
Building Regulation Application

Public Sewer Application

As of late 2011, many previously private drains are now considered public sewers so
building close to/over these may not be possible. A CCTV drain survey is prudent.

Construction & Design Management (CDM)

CDM 2015 compliance mandates the appointment a Principal Designer and Principal Contractor.

design.HINDOVER can act as Principal Designer by preparing a Pre-construction checklist. Ensure your appointed builder can fulfil the role of Principal Contractor. An explanatory guide will be provided.
