Rear double storey extension. Alterations to layout.

Project success included the protection of Old Town and neighbour’s amenity. To release the potential of this compact end of terrace house the confused relationship between floor and garden levels needed addressing. The initial site visit confirmed public sewer and Party Wall Act requirements.

This two-storey addition spans the width of this pre-1900’s 2-bedroomed home while the depth is set by the original outhouse footprint. Highly insulated brickwork walls and tiled roof match the existing. Circulation routes through the external wall, with compliant steps, access the proposal and ensures the proposal is subservient to the main terrace and compliant
to the adjacent Conservation Area Guidelines.

 

Splitting the section allows dining area level access via high-performance folding doors onto a generous raised deck with privacy screens. A wide flight gently steps into the garden. The ceiling line to the master bedroom suite follows the roof pitch. Rooflights and a single window provide far reaching views across Eastbourne.

A Householders Application achieved Planning Consent. The clients have recently sold their property. Design.HINDOVER copyright has been released and the need for Building Regulation approval, a Party Wall Agreement and a CDM Checklist has been communicated to the new owners.
