SEAFORD

Sympathetic Two-Storey Front Extension to a 1920s Home

This project in Seaford, East Sussex, involved the design of a two-storey front extension for a handsome four-bedroomed 1920s detached property. The client's changing family lifestyle was the key driver behind the initial site meeting, and a sustainable design approach that respected the existing character of the home was essential for the project's success in Seaford, East Sussex.

The demolition of the existing porch made way for a two-storey addition that was carefully set back from the principal elevation. Maintaining safe access through the west-facing front garden was a priority. Architecturally, the junction between the original house and the new extension is clearly defined by a glazed entrance door with a window over. The ground floor now features a welcoming entrance lobby and cloakroom with a WC (water closet), while the first floor provides a much-needed family bathroom/en-suite, accessible from the landing and master bedroom. This family bathroom extension and en-suite extension significantly enhance the functionality of the Seaford home.

The extension features highly insulated walls that exceed statutory thermal standards, ensuring a comfortable and sustainable living space. The external finishes, including ground floor render and clay tile hanging above, were chosen to match the main house. To respect the scale and volume of the existing roofscape, extended eaves were designed to be continuous with the main roof. This thoughtful design ensures the house extension blends seamlessly with the original 1920s architecture in Seaford.

Addressing Changing Family Needs with a Sustainable Design
Streamlined Planning and Building Regulation Process for a Seaford Extension

Upon completion of the sketch design stage, a detailed costing package was provided to a trusted builder. Project costs were clearly established before the submission of any Planning Permission or Building Regulation applications to the Seaford authorities. To minimize submission timescales, both applications were submitted concurrently. A Householders Application successfully achieved Planning Consent under delegated powers. Construction works commenced following Building Regulation approval, with a CDM (Construction Design and Management) Checklist issued to the builder. Our experience in navigating Planning and Building Regulation applications in East Sussex ensures a smooth and efficient process for our clients.
